Buying a property in Puerto Banús is straightforward when you have the right team by your side. Our step-by-step guide explains the entire process, from your first property viewing to collecting the keys to your new home.
The Process

Once you've found properties that interest you, we'll arrange private viewings. If you're visiting Marbella for only a few days, we'll prepare a personalised viewing schedule to maximise your time.
We'll also answer questions about location, community fees, taxes, rental potential, lifestyle and investment.
We personally accompany you to every viewing and explain pros, cons, community, future developments, running costs and rental regulations.

When you've found the right property, we'll negotiate directly with the seller on your behalf. We advise on current market value, comparable sales, negotiation strategy and best offer.
Once a price has been agreed, the reservation process begins.
We always recommend using an independent Spanish property lawyer. If you already have one, we'll happily work together. If not, we can introduce experienced English-speaking lawyers we trust.
Your lawyer will verify ownership, check debts, check licences, review contracts and handle legal paperwork.

Every foreign buyer needs an NIE number (Número de Identificación de Extranjero). This is required to buy property, pay taxes, open a bank account and connect utilities.
Your lawyer can usually arrange this on your behalf.
Most buyers open a Spanish bank account before completion. This makes it easier to pay purchase costs, community fees, utilities and property taxes.

If you require financing, we can introduce experienced mortgage brokers and local banks. Many international buyers successfully obtain Spanish mortgages.
The amount available depends on residency status, income, nationality and property value.
Once the price is agreed, a reservation agreement is signed. A reservation deposit is normally paid to remove the property from the market while legal checks are completed.
Your lawyer will review ownership, debts, planning permissions, community information, licences and registry information.
Only once everything is approved does the purchase move forward.
The private purchase contract sets out the agreed terms. At this stage, buyers typically pay a larger deposit before completion.
Completion takes place before a Spanish Notary. The remaining balance is paid, the title deed is signed and ownership officially transfers to you.
Congratulations — you now own your property in Puerto Banús.
After completion your lawyer will normally arrange registration, taxes, utility transfers, community registration and direct debits.
